How we do it

An EICR is a health check on the fixed wiring in a building: the board, the cables, the sockets, the lights. We test every circuit and look at every accessory we can reach, then write it up.

The report codes each observation. C1 means danger is present, and we make it safe before we leave. C2 means potentially dangerous and needs fixing soon. C3 is an improvement that is recommended but not required. FI means we need to investigate further. A report can only be satisfactory if it has no C1, C2 or FI codes.

Our reports are written for the person paying for them. Every code comes with a sentence saying what it means and a photo where it helps. If there is work to do, you get a fixed price for it in the same email, and no pressure to use us.

Common questions

How often do I need an EICR?

Landlords in England need one at least every five years and must give a copy to tenants. For owner-occupiers the guidance is every ten years, or when you buy a house.

What happens if it fails?

The report lists each C1 or C2 with the circuit and the reason. We give you a fixed price to fix them. Once they are done, we issue the paperwork that shows the report is satisfactory.

Do you need to switch the power off?

Yes, for parts of the test, circuit by circuit. We agree it with you first and work around home workers and tenants.
